About the District
The Meadow Pines Community Development District (the “District”) is a local unit of special-purpose government of the State of Florida established in accordance with the Uniform Community Development District Act of 1980, Chapter 190, Florida Statutes, and by Ordinance 1448 of the City of Pembroke Pines. The District is located just west of I-95 on Pines Boulevard in the City of Pembroke Pines in Broward County. The District lands consist of approximately 123 acres on which 720 townhomes and 98 garden apartments exist.
The District is governed by a five-member Board of Supervisors (qualified electors) elected during the general election process by qualified electors of the District. In 2003, the District issued its Series 2003B Special Assessment Bonds, which have matured, were paid in full, and are no longer outstanding. The District also issued its Series 2004A (the “Series 2004A Bonds”) and has imposed taxes and/or assessments on all assessable property in the District to pay off the Bonds issued to finance the installation and construction costs of the public infrastructure improvements. In 2014, the District refinanced the Series 2004A Bonds in two issues to achieve present value debt service savings (the “Series 2014 Bonds”). The Series 2014 Bonds will mature in May of 2034. All property owners within the District will be subject to annual assessments which are broken down in two (2) components:
1. The operation and management of the District owned public improvements.
2. Bond debt service (annual principal and interest) on the Series 2014 Bonds.
The District uses the Broward County Tax Collector to collect the assessments each year. The special assessments appear under the non-ad valorem tax section of the real estate property tax bill. The District’s fiscal year runs from October 1 thru September 30 of each respective year.
